About Virginia
Southwest Virginia Appalachian Country
Our Virginia land sits in the far southwest corner of the state, in Russell, deep in Appalachian mountain country near the Tennessee and Kentucky lines. The land here rises and folds the way the whole ridge-and-valley region does. Wooded slopes, hollers, and small creeks feeding toward the larger rivers below. It’s quieter and less developed than the Virginia most people picture from the interstate corridor further east, which is exactly the appeal for a buyer looking to get off the grid without leaving the state.
Right now that means Bluffview in Russell County: one tract of 14.94 acres, at $73,900, about $752 a month.
This is mountain acreage, not a subdivision lot. Expect steep ground, real privacy, and a build project rather than a move-in-ready lawn. If that trade works for you, it’s some of the most scenic ground we sell anywhere.
The county itself is small-town Appalachia: working towns, county roads that follow the creeks instead of cutting through the ridges, and neighbors who are used to rural mountain life rather than weekend visitors. Cell service and utilities thin out the further you get off the main roads, which is normal for this part of the state and part of what keeps the land priced the way it is. We’ll tell you plainly what a given tract has and doesn’t have before you make the drive.
How Owner Financing Works in Virginia
Every tract we sell is owner financed. No bank, no loan committee deciding whether you're the right kind of buyer.
Classic Country Land finances Virginia land in-house. There is no credit check and no bank approval. The Basic plan starts at $999 down at a 10.99% annual percentage rate (APR). Payments are calculated on full amortization over terms up to 20 years; your exact term depends on the property price, and some contracts include a balloon payment, typically due after three years, when the remaining balance is refinanced or paid. Cash buyers receive 20% off, and any buyer who puts at least 20% down receives the same 20%. That is the largest discount we offer. Final terms are the ones in your signed documents.
How it works, start to finish. We've been doing it this way for 27 years; BBB accredited since 2006.
Why Buy Land in Virginia?
Southwest Virginia puts you in the Appalachian mountains without the price tag or the crowds of the more famous stretches of that same range further north. It’s close enough to Kentucky and Tennessee that a buyer shopping all three states is really shopping one mountain region, and far enough from the coast that the land still prices like rural mountain acreage instead of a resort market.
It’s also a state most of our buyers already know, whether from family roots in the mountains or a drive through on the way to somewhere else. Owning ground here doesn’t require relocating. Plenty of our Virginia buyers hold the land for years before they ever build, using it to camp, hunt, or just have a place that’s theirs whenever they want it.
