Rio del Oro Subdivision is a very large development consisting of 47,000 acres located between Belen and Los Lunas, east toward the Manzano Mountains. The area really boasts some of the finest unspoilt nature in the US and has all the conveniences of a nearby major city, Albuquerque, and you can even get there by taking a new commuter solar train running to Belen and even Santa Fe. Rio Del Oro lots can provide a solution for all budgets. NOTE: In order to build on these lots, drill a water well, and add septic, you have to have a minimum of .75 acres or 3 contiguous .25 acre lots. If you buy a single .25 acre lot you can only camp (RV, tent, camper, etc.) up to 45 calendar days per year. You can contact the Construction Industries Division of New Mexico (CID) and get an approval for a cabin/no wheels attached with a composting toilet/port-a-potty and a water catchment system if you wish, but it will be up to the CID to approve this.

About New Mexico
New Mexico Land Near Albuquerque
Our New Mexico ground sits in Valencia County, in the Rio Grande valley between the towns of Belen and Los Lunas, with the Manzano Mountains rising to the east. Albuquerque is close enough for a grocery run, a hospital, or a day job, while the land itself stays wide-open high desert, the kind of unspoiled, quiet acreage that's genuinely hard to find within reach of a real metro area.
Right now that means Rio del Oro in Valencia County: 7 tracts of 0.25 to 0.75 acres, from $2,900, about $89 a month.
This is high desert country, the way most of rural New Mexico is: dry, open, and lit up with more stars than streetlights once the sun goes down. Utilities typically aren't run out to land like this, so plan on a well and either solar or a generator, the way most New Mexico buyers do. Better to plan around that before you sign than discover it after closing.
How Owner Financing Works in New Mexico
Every tract we sell is owner financed. No bank, no loan committee deciding whether you're the right kind of buyer.
Classic Country Land finances New Mexico land in-house. There is no credit check and no bank approval. The Basic plan starts at $999 down at a 10.99% annual percentage rate (APR). Payments are calculated on full amortization over terms up to 20 years; your exact term depends on the property price, and some contracts include a balloon payment, typically due after three years, when the remaining balance is refinanced or paid. Cash buyers receive 20% off, and any buyer who puts at least 20% down receives the same 20%. That is the largest discount we offer. Final terms are the ones in your signed documents.
How it works, start to finish. We've been doing it this way for 27 years; BBB accredited since 2006.
Why Buy Land in New Mexico?
New Mexico stays affordable partly because so much of the state is still open desert and mesa country rather than build-out subdivision. Land near Valencia County lets you hold real acreage within striking distance of Albuquerque's job market and services without paying city-adjacent prices for it. That combination, close to a real city and still priced like open country, is genuinely rare.
Buyers here are usually after the same two things: a quiet place to build on their own timeline, or simply land to hold while it's still this affordable. Owner financing makes either one possible without waiting on a bank's approval.
