About Missouri
The Ozarks, Two Ways
Almost everything we sell in Missouri sits in the Ozarks, but the character of that ground splits two ways worth knowing before you shop. Deep in the backcountry, tracts border Mark Twain National Forest itself. Hardwood hollows, ridges, and creeks with a public-land buffer on one side or more. Closer to Branson and the Lake of the Ozarks, the same rolling Ozark terrain sits nearer to towns, lake recreation, and a tourist economy. Both are owner financed the same way.
Deep Ozark Backcountry
The largest share of our Missouri ground sits in Shannon, Reynolds, Dent, Texas, Phelps, Washington, and Dallas Counties, old Ozark hill country of dense hardwood timber, seasonal creeks, and rolling to steep terrain, much of it within reach of small river towns like Eminence, Salem, Rolla, and Potosi. A number of our developments border Mark Twain National Forest directly, which puts public land against your fence line rather than a stranger's driveway. Roads in are often gravel, and power isn't a given. The appeal here is the forest, the privacy, and the price, not curbside utilities.
Right now that means Stardust Estates in Reynolds County: 26 tracts of 5.05 to 8.53 acres, from $26,900, about $267 a month. Hawkcrest in Reynolds County has 10 tracts available from $31,900.
People buy back here to camp, hunt, build a cabin off-grid, or just hold real acreage in the Ozarks while it's still affordable. If you'd rather be near a lake and a town with restaurants, the Branson corridor is the other half of what we sell in Missouri.
Near Branson and the Lake of the Ozarks
South and east toward Branson, Taney and Douglas Counties sit close enough to that tourist corridor and to Bull Shoals Lake to make a good recreational or retirement buy, with rolling, wooded Ozark ground much like the backcountry but a shorter drive from town. Farther north, Miller County sits between Jefferson City and the Lake of the Ozarks, lake country proper, with the boating and shopping that comes with it close by.
Right now that means Spring Lake in Miller County: 22 tracts of 0.14 to 0.38 acres, from $4,900, about $101 a month. Heritage Bend in Taney County has one tract available at $79,900.
This is the more convenient half of our Missouri inventory, still owner financed with no bank in the loop.
How Owner Financing Works in Missouri
Every tract we sell is owner financed. No bank, no loan committee deciding whether you're the right kind of buyer.

Why Buy Land in the Missouri Ozarks?
Real forested acreage, priced like a part of the country the big-city land market hasn't found yet, while still sitting within a day's drive of St. Louis and Kansas City. Public land bordering a good share of our tracts means your acreage goes further than the deed alone says. Hard to find close to home; still the norm in the Missouri Ozarks.
