River Country and the Sequatchie Valley

We sell land in two different parts of Tennessee. Most of it sits in the lakes-and-river country of west-central Tennessee, with rolling hills, hardwood timber, and easy reach of the Tennessee River and its reservoirs. The rest sits over in the Sequatchie Valley near Chattanooga, a narrower valley tucked under the Cumberland Plateau. Both are owner financed the same way.

Tennessee River Country

Our biggest concentration of Tennessee land sits across Perry, Decatur, Henderson, Wayne, Carroll, Benton, and Henry Counties, with rolling hills, hardwood and pine timber, and dirt or gravel roads with light traffic. Several tracts sit a short drive from the Tennessee River itself, and most of this ground is an easy reach of either Nashville or Memphis, depending which side of the state you're on.

Right now that means Big White Oak in Perry County: 53 tracts of 5.05 to 14.68 acres, from $31,900, about $319 a month. Whiskey Ridge in Henderson County has 11 tracts available from $54,900.

One exception in Henry County is a golf-course community built around its own lake, home sites along the fairways rather than raw acreage, for buyers who want the amenities already in place. Everywhere else in this region you're buying unimproved ground: some has roads cut in, some doesn't, and we'll tell you which before you commit.

The Sequatchie Valley

Sequatchie County sits apart from the rest of our Tennessee land, tucked into its own valley under the Cumberland Plateau just outside the small town of Dunlap and within reach of Chattanooga. The rolling hills here feel different than the river country to the west, closer to the mountains, further from the lakes.

Is Tennessee land close to the Tennessee River?
A lot of it, yes. Several of our River Country tracts sit within a short drive of the river or one of its reservoirs. Not every tract does, though; check the specific listing for its exact distance rather than assume.
