About Kentucky
Mountains in the East, Hill Country in the Middle
Our Kentucky land sits in two neighboring but different landscapes, both inside the Cumberland Plateau region and both bordered by the Daniel Boone National Forest. To the east the ground turns to real mountain, steep, forested, and quiet. Move west and south and it eases into rolling hill country closer to Lake Cumberland and the towns that serve it. Every tract in either landscape is sold the same way: owner financed, no bank involved.
Southeastern Kentucky Mountains
Southeastern Kentucky, Leslie, Clay, Whitley, and Jackson, is Appalachian country: steep hollers, hardwood ridgelines, and forest that runs unbroken into the Daniel Boone National Forest itself. Oak, poplar, hemlock, and mountain laurel cover ground that was never flattened for row crops, which is exactly why it stayed wild enough to hold turkey, deer, and elk. Roads climb and switch back rather than run straight, and privacy here isn’t a selling phrase. It’s the terrain doing what terrain does.
Right now that means Jade Pass in Whitley County: 12 tracts of 5.05 to 23.09 acres, from $29,900, about $298 a month. Autumn Ridge in Leslie County has 9 tracts available from $40,900.
This is hunting and holding ground first, building ground second. If you want level acreage close to a town with utilities already at the road, the south-central hill country below is the better fit.
South-Central Kentucky Hill Country
The south-central counties, Wayne, Rockcastle, Casey, and Pulaski, trade the steepest mountain ground for rolling wooded hills within easy reach of Somerset, Monticello, and Mount Vernon. Much of it sits near the Cumberland River, with mixed stands of timber and open meadow rather than unbroken forest, and the Daniel Boone National Forest is still close by for anyone who wants public land at the edge of their own.
Right now that means Trails End in Rockcastle County: 5 tracts of 10.35 to 15.07 acres, from $61,900, about $628 a month. Bluewater Ridge in Wayne County has 4 tracts available from $35,900.
It’s where we’d point a first-time land buyer: closer to groceries and hardware than the mountain counties, without giving up the quiet.
More Kentucky Land
We also have land available in Serenity Creek in Laurel County, flatter, river-bottom ground along the Cumberland River and Lake Cumberland, good for grazing as much as recreation.
