We sell two very different kinds of Texas, and it’s worth knowing which one you’re shopping for before you fall for a photo. Out west it’s high desert, huge, cheap, and off-grid. Up in the northeast corner it’s green pasture and timber with power at the road. Same state, different lives. Both owner financed the same way.
West Texas Land: Big, Cheap, and Off-Grid
West Texas (Hudspeth, Presidio, and Brewster Counties) is high desert: dry, wide open, with horizon in every direction and not a tree between you and it. Nobody’s running a power line out here any time soon, and your groceries might be an hour away. That’s the honest trade, and it’s why this is the cheapest real acreage we sell.
Right now that means Vista Linda Canyon in Presidio County: 18 tracts of 22.05 acres, at $19,900, about $195 a month. Sunset Ranches in Hudspeth County has 11 tracts available from $24,900.
People buy out here to camp under dark skies, to hold land while it’s still cheap, or to build the kind of solar-and-well setup that doesn’t answer to anybody. If you need city water and a commute, keep reading. The northeast is your section.
North & East Texas: Green Country You Can Build On
The northeast corner (Red River and Hunt Counties) is a different state entirely: pasture, hardwood, and county roads that still pass more cattle than cars.
