Financing & Payments
Who qualifies for financing?
Our owner financing doesn't require a credit check, so there's no minimum credit score. Your credit history doesn't change your rate or terms, and the same plans are available to every buyer.
What is the minimum down payment?
The minimum down payment is $999, on our Basic plan at a 10.99% annual percentage rate (APR). Payments are calculated on full amortization over terms up to 20 years; your exact term depends on the property price, and some contracts include a balloon payment, typically due after three years, when the remaining balance is refinanced or paid. Separately, a $249 document-preparation fee covers the closing paperwork, the deeds and contracts for your land contract.
What owner-financing plans do you offer?
We offer four owner-financing plans: Basic ($999 minimum down, 10.99% APR, on a property at any price), Enhanced (5% or $1,999 minimum down, 10.49% APR, with a 5% discount), Premium (10% or $2,999 minimum, 9.99% APR, 10% discount), and Diamond (20% or $3,999 minimum, 8.99% APR, 20% discount). Payments are calculated on full amortization over terms up to 20 years, and some contracts include a balloon payment, typically due after three years. Cash buyers receive 20% off, and any buyer who puts at least 20% down receives the same 20%. That is the largest discount we offer. Rates, discounts, and terms are subject to adjustment without notice; your final terms are the ones in your signed documents.
Are there any other fees or closing costs besides the down payment?
Besides your down payment, a $249 document-preparation fee covers the closing paperwork, the deeds and contracts for your land contract. You buy directly from us, so there are no broker commissions. Amounts are subject to change until fixed in your signed documents.
What forms of payment do you accept?
We accept ACH auto-draft, personal and business checks, bank wires, cashier's checks, credit and debit cards, and cryptocurrency (Bitcoin, Solana, USDT, and USDC). See the Make a Payment page for each option.
How do I make payments?
We offer several easy payment options, for your down payment or your monthly payment, on our secure Make a Payment page.
Is there a penalty for paying off my land early?
No. There's no prepayment penalty. Interest is simple interest on the unpaid balance, so paying extra toward principal, or paying the balance in full early, reduces what you pay overall. Your warranty deed is issued once the property is paid off. Call 972-649-6200 for a current payoff amount.
The Land
Can I put a mobile home, tiny home, RV, or camper on the land?
Yes, in almost every case. Most of our tracts allow mobile homes, tiny homes, RVs, and campers. A small number of developments carry recorded restrictions on dwelling types, and counties set their own permitting rules, so check the restrictions shown on that property's page and confirm with the county before you buy.
Does the property have water, power, and septic? Will I need a well or a perc test?
Utility status varies by tract and is listed on each property page. Many of our tracts are undeveloped land where a buyer drills a well and installs a septic system, or goes off-grid. Connection costs, septic permits, perc-test requirements, and well setback rules are set locally. Confirm them with the county and the utility provider before buying.
Can I use the land, camp on it, or start building while I'm still making payments?
Yes. You may use and improve your property from the day you sign the purchase contract; paying the balance in full first isn't required. There are no time limits to build unless a listing states otherwise. Camping, RV stays, and dwelling types are governed by the recorded restrictions on that tract and by county rules.
What is the property zoned for?
Most properties are zoned to allow residential use; however, some more rural properties do not have any zoning at all. We strongly suggest checking with the county for zoning status.
Are there time limitations to build?
Unless specified in our listing, there are no time limits in which an owner must build on the property.
Is the property staked or surveyed?
Yes. Our properties have been surveyed and staked with corner markers. On rural land, markers can be hard to spot after years of vegetation growth; if you can't locate a corner, a local surveyor can find the existing markers for you.
Are the mineral rights included with the property?
Unless a listing expressly states otherwise, mineral rights are not included with the property. Current mineral-rights ownership is shown in the records of the county where the property is located.
Buying & Ownership
Is buying owner-financed land from Classic Country Land safe?
Classic Country Land has sold rural land since 1999, and we own the property we sell. There are no brokers or middlemen. You can verify our ownership in the records of the county where a tract is located. When your balance is paid, we convey the property to you by warranty deed, with any financial lien paid off before conveyance. We recommend inspecting the land in person and completing your own due diligence first.
Do I get the deed at closing or when I finish paying, and who holds the title?
These are owner-financed land contracts: we hold title while you make payments, and we convey the property to you by warranty deed once it's paid in full, with any financial lien paid off before conveyance. You may use and improve the land throughout the payment period.
What is a Warranty Deed?
A warranty deed is a type of deed where the grantor (seller) guarantees that he or she holds clear title to a piece of real estate and has a right to sell it to the grantee (buyer). When you finish paying for your property, we convey it to you by warranty deed, with any liens paid off before conveyance.
Are there any liens on the properties?
Before we deed the property to you, we pay off any financial lien. You receive free and clear title with no liens.
Can I visit a tract before I buy, and how do I find it?
Yes. We recommend seeing the land in person, and you can arrange a visit while a tract is still available; call 972-649-6200 to set one up. Rural tracts often have limited signage and cell service, so save the location details from the property page to your phone's map app before you drive out.
Should buyers personally inspect property before making a purchase?
Yes. We highly recommend you inspect the property in person and perform all due diligence before entering into a contract.
What is due diligence?
Due diligence is the research you, as the buyer, are urged to complete before entering into a contract. This includes asking us or the county questions and visiting the land in person.
Can I get a refund, or cancel my contract?
Our Refund Policy provides a refund if a property cannot be conveyed free and clear of liens after it has been paid in full. If you want to end a contract, email payments@classiccountryland.com to request a voluntary surrender. Every person named on the contract must sign the form we send. Your signed contract and applicable law govern any cancellation rights.

We're based in Allen, Texas, and currently list 664 available tracts across 14 states, including Oklahoma, Missouri, Kentucky, Tennessee, Texas, Mississippi, Kansas, Colorado, and more. Right now our lowest-priced tract is $2,900 and our highest is $166,900, on properties from under an acre up to 78.9 acres. Inventory changes constantly. Can I buy from you even if I live in a foreign country?
Yes, in most cases. We have sold many properties to buyers from the United Kingdom, Germany, Canada, South Korea, and elsewhere. Some states restrict certain foreign purchases of agricultural land, so ask us about the specific property you're interested in.
