About Mississippi
Mississippi Land: Pine Flats and Rolling Hills
We sell in two corners of Mississippi, and they don't look much alike. Central Mississippi, around Attala County, runs mostly flat with young planted pine covering a lot of the ground, easy country to walk and easy to reach off the county road grid. Up in the northeast corner, Tishomingo County rolls into real hills, with wet-weather creeks cutting through timber and enough rise and fall to give a tract some character. Same state, two different feels, and owner financed the same way either place.
Attala County: Pine Flats You Can Walk
Attala County land is mostly young planted pine on relatively flat ground, which makes it easy to walk end to end and easy to picture what you're buying before you ever get there. County roads reach most of it directly, and at least one tract we've listed here ran past three hundred acres of mostly clear-cut, open ground with real long-range views, the kind of tract that reads more like a blank canvas than a wooded lot.
Right now that means Meyer’s Ridge in Attala County: 33 tracts of 4.81 to 13.08 acres, from $22,900, about $226 a month. Sky Ranch in Attala County has 2 tracts available from $24,900.
This is central Mississippi, pine-plantation country that's been managed as timberland for generations, priced the way land priced for timber usually is rather than the way land priced for a subdivision is.
Tishomingo County: Rolling Hills in the Northeast Corner
Tishomingo County, up against the Alabama and Tennessee lines, is hillier and more wooded than the middle of the state, with baby pine mixed through real elevation change, wet-weather creeks, and unmaintained dirt roads that thread through the property rather than a straight county road along the edge. It's the kind of ground that rewards walking it before you decide exactly where you'd build or camp.
Right now that means Southern Hills in Tishomingo County: one tract of 5.02 acres, at $28,900, about $288 a month.
It's a quieter, more tucked-away piece of the state than Attala, and the terrain shows it. Expect to do more climbing than you would on the flatter ground further south.
How Owner Financing Works in Mississippi
Every tract we sell is owner financed. No bank, no loan committee deciding whether you're the right kind of buyer.
Classic Country Land finances Mississippi land in-house. There is no credit check and no bank approval. The Basic plan starts at $999 down at a 10.99% annual percentage rate (APR). Payments are calculated on full amortization over terms up to 20 years; your exact term depends on the property price, and some contracts include a balloon payment, typically due after three years, when the remaining balance is refinanced or paid. Cash buyers receive 20% off, and any buyer who puts at least 20% down receives the same 20%. That is the largest discount we offer. Final terms are the ones in your signed documents.
How it works, start to finish. We've been doing it this way for 27 years; BBB accredited since 2006.
Why Buy Land in Mississippi?
Mississippi land costs less per acre than almost anywhere else east of the river, and both counties we sell in are far enough from a metro area that the price still reflects the quiet. Pine timberland in the middle of the state and hill country up in the northeast corner give buyers a real choice of terrain without a real difference in what it takes to close. Owner financing, no bank, no credit check, either place.
