About Arkansas
Two Kinds of Ozark Land
Our Arkansas land sits in the Ozark hills of the north-central part of the state, and it comes in two types. One is a built community with a golf course and lakes already in place. The other is quiet wooded acreage with no nearby development, just trees and a creek running through it. Both are owner financed the same way.
Horseshoe Bend: A Golf-and-Lake Community in the Ozarks
Horseshoe Bend, in Izard County, is a golf-and-lake resort community built into the Ozark Mountains of north-central Arkansas. It has full-time residents, more than one golf course, and multiple lakes that owners can use. It reads less like raw acreage and more like a place people already live.
Everything in Izard County is spoken for right now. New tracts come up as we open them. The newsletter is the first to hear.
If you want the amenities and the neighbors already in place, this is the section to look at. If you'd rather have nobody around at all, keep reading. Fulton and Sharp Counties are the quiet option.
Fulton and Sharp County: Ozark Hills and Creek Bottoms
Fulton County sits along the Missouri border, hill country with scenic views and, in places, hardwood forest with creeks running through it. Some of our tracts there are a short drive from Mammoth Spring, home to one of the largest springs in the world and good fishing, boating, and hiking. Sharp County, just to the east, is surrounded by timberland that draws wildlife, the kind of ground people buy to hunt as much as to build on.
Right now that means Lazybrook in Fulton County: 5 tracts of 6.15 to 7.46 acres, from $35,900, about $360 a month. Autumnwood in Fulton County has 4 tracts available from $38,900.
This is land for people who want distance from town, not a golf cart ride to it. Bring your own well and your own power plan.
How Owner Financing Works in Arkansas
Every tract we sell is owner financed. No bank, no loan committee deciding whether you're the right kind of buyer.
Classic Country Land finances Arkansas land in-house. There is no credit check and no bank approval. The Basic plan starts at $999 down at a 10.99% annual percentage rate (APR). Payments are calculated on full amortization over terms up to 20 years; your exact term depends on the property price, and some contracts include a balloon payment, typically due after three years, when the remaining balance is refinanced or paid. Cash buyers receive 20% off, and any buyer who puts at least 20% down receives the same 20%. That is the largest discount we offer. Final terms are the ones in your signed documents.
How it works, start to finish. We've been doing it this way for 27 years; BBB accredited since 2006.
Why Buy Land in Arkansas?
Water is the throughline in this corner of the Ozarks. A spring that's a National Natural Landmark, lakes stocked into a golf-course community, creeks threading through hardwood forest. Land here costs less than land closer to the state's cities, and none of it is losing character to keep the price down.
