About Colorado
Two Different Kinds of Colorado Land
We sell land in two very different parts of Colorado. Along the southern Colorado foothills, our developments sit close to small towns, the kind of setup where a golf course, a grocery store, and a state park are already a short drive away. Down in the San Luis Valley, the land opens into a wide high-desert basin under the Sangre de Cristo range, with small towns spread far apart and room to spare between neighbors. Same state, same owner financing, different lives.
Southern Colorado Foothill Country
Huerfano County and Pueblo County are where the plains start climbing into the mountains. Communities out here are built for living day to day, not just holding ground. Paved and gravel roads, community amenities, and a town close enough for groceries and a doctor's appointment. Walsenburg anchors Huerfano County, with a golf course and a state park right next to our development there. Colorado City in Pueblo County has grown into its own small town, with a community pool, a lake, ball fields, jogging trails, and camping at nearby RV parks and campgrounds.
Right now that means Colorado City in Pueblo County: 8 tracts of 0.16 to 0.88 acres, at $5,900, about $107 a month.
This is the section to look at if you want structure already in place, a real community, not just a survey stake in open ground.
San Luis Valley
Alamosa County and Costilla County are a different Colorado altogether. This is the San Luis Valley, a wide high-desert basin walled in by the Sangre de Cristo range, with Mount Blanca, the fourth-highest peak in Colorado, rising over the valley floor. Fort Garland, once the last command of the frontier scout Kit Carson, still anchors the area; our developments spread out from there, some close to town and some further into open ranch country. It's quiet, wide-open country with public land bordering much of it and long views in every direction.
Right now that means Sangre de Cristo Ranches in Costilla County: 4 tracts of 5.02 to 5.29 acres, from $26,900, about $267 a month. San Luis Valley Ranches in Costilla County has one tract available at $8,900.
Buyers out here are usually after acreage and elevation, not a subdivision. Land to hold, to camp on, or to build a getaway cabin on your own schedule.
How Owner Financing Works in Colorado
Every tract we sell is owner financed. No bank, no loan committee deciding whether you're the right kind of buyer.
Classic Country Land finances Colorado land in-house. There is no credit check and no bank approval. The Basic plan starts at $999 down at a 10.99% annual percentage rate (APR). Payments are calculated on full amortization over terms up to 20 years; your exact term depends on the property price, and some contracts include a balloon payment, typically due after three years, when the remaining balance is refinanced or paid. Cash buyers receive 20% off, and any buyer who puts at least 20% down receives the same 20%. That is the largest discount we offer. Final terms are the ones in your signed documents.Legacy Land finances Colorado land in-house. There is no credit check and no bank approval. Why Buy Land in Colorado?
Elevation and open sky, at a price a mountain-view lot in a resort town never gets close to. The southern Colorado foothills put you near a working town without a subdivision's price tag; the San Luis Valley puts you under some of the biggest mountains in the state with almost nobody around. Different reasons to buy, same honest math either way.
