Owner financing cost calculator
Compare the scheduled payments in any owner-financing or seller-financing offer, from any seller, using the terms you have in writing. Start with the contract and ask for anything missing.
Seller disclosure: Classic Country Land is a land seller. This calculator is education, not legal, tax or financial advice. It supplies no seller’s credit terms and does not determine whether an offer is right for you.
The calculator needs the contract interest rate. The CFPB explains that APR can include fees as well as interest; entering APR as the note rate can therefore change the payment estimate.
Enter an offer’s terms
Uses only the numbers you enter. It is not an offer of credit.
Fixed-rate, fixed-payment monthly installment financing, with an optional single balloon added to the last payment. Payments are assumed due at the end of each month; fees are paid separately, not financed.
Enter money in US dollars and the annual interest rate as a percentage.
What you would pay in cash today, if the seller offers a cash price.
Use the agreed purchase price before down payment, excluding separately paid fees.
Enter zero if no down payment is required; a blank is not zero.
Use the note/contract interest rate, not the disclosed APR. APR can fold in fees, so using a quoted APR here gives only an approximation.
Count every regular monthly payment, including the month the balloon is due.
Additional amount due with the last regular payment, not a replacement for that payment.
Total separately paid closing, document and title fees. A blank means not included.
Charged with every monthly payment. A blank means not included.

Outlay adds the down payment, total regular payments, additional balloon, entered one-time fees and entered monthly servicing fees multiplied by the payment count. Blank optional amounts are not included; enter zero to confirm there is no charge.
Not modeled: variable rates, skipped or irregular payments, prepayment, late fees, taxes, insurance and association dues. Scheduled financing outlay is not the complete cost of owning land or a payoff quote.
Each amount is rounded to the nearest cent after computing with unrounded values. Totals use unrounded payments, so multiplying the displayed payment by its count can differ. Adding independently rounded outlay lines can differ from the total by up to two cents; adding rounded yearly interest can differ from total interest by at most half a cent per year plus half a cent for the total.
What to ask any seller before signing
- Interest rate and APR: Ask for both the note rate and the disclosed APR, along with an itemized fee list. They measure different things; the CFPB describes the distinction.
- Balloon: Ask whether the final payment is larger, exactly how much is due, when it is due and whether the regular payment is also due that month. A balloon can leave a large amount to pay at the end (CFPB balloon-payment guide).
- Prepayment: Ask whether early repayment carries a penalty and request the clause in writing. The CFPB’s Loan Estimate explainer describes prepayment penalties and where to look for them. This calculator does not estimate early payoff.
- Deed and title timing: Ask whether the transaction is a contract for deed or a deed delivered with a mortgage or deed of trust, when you receive the recorded deed, and who checks existing liens. Under a contract for deed the seller retains legal title until the buyer completes the payments (CFPB contract-for-deed report). Have a local real-estate attorney explain the actual documents.
- Taxes and insurance: Ask who pays each bill, whether payments are collected separately, and how you can verify they were paid. The CFPB’s contract-for-deed consumer advisory discusses these responsibilities and risks. These amounts are excluded from this calculator.
- Default and forfeiture: Ask what happens after a missed payment, what notices and cure rights apply, and what happens to your prior payments and improvements. The CFPB’s report discusses forfeiture risks, and its consumer advisory explains that protections vary by state. Ask a local attorney about the rules for the property and your contract.
These sources discuss home financing and contracts for deed. They are a starting point for questions, not a statement that the same protections apply to every vacant-land transaction.
