Horseshoe Bend: A Full Town in the Ozark Mountains
Horseshoe Bend is a golf-and-lake resort community set in the Ozark Mountains of north-central Arkansas, and it's built out as its own incorporated town, not just a subdivision. Owners share access to two golf courses, a miniature golf course, tennis courts, and numerous parks scattered through the community.
Three lakes and a crystal-clear river give residents boating and fishing without leaving town, and the municipal side runs just as deep, with a full-time police force, its own fire department, a library, an airstrip, a post office, shopping, restaurants, civic organizations, and several churches across a range of denominations.
Retirement Living and Full-Time Residents
An RV park and campground round out the recreational side, and a section called Pioneer Village Manor holds sixty-four individual retirement residences, a purpose-built option for buyers who want a home base without the upkeep of a standalone house.
With well over two thousand full-time residents already living there, Horseshoe Bend reads less like a weekend getaway and more like a small, self-contained town that happens to sit inside land buyers can still own directly.

How Owner Financing Works in Izard County
Every tract we sell here is owner financed. No bank, no loan committee deciding whether you're the right kind of buyer.
Classic Country Land finances Izard County land in-house. There is no credit check and no bank approval. The Basic plan starts at $999 down at a 10.99% annual percentage rate (APR). Payments are calculated on full amortization over terms up to 20 years; your exact term depends on the property price, and some contracts include a balloon payment, typically due after three years, when the remaining balance is refinanced or paid. Cash buyers receive 20% off, and any buyer who puts at least 20% down receives the same 20%. That is the largest discount we offer. Final terms are the ones in your signed documents.
