Connecticut is the southernmost of the New England states, with Long Island Sound along its coast and New York City close enough to shape the southwestern part of the state. That part is dense and expensive. Head north and west into Litchfield County, or northeast into the Quiet Corner, and the land opens up into hills, forest, and small towns. Still Connecticut, just a different pace.

What passes for rural Connecticut is still stitched together out of old dairy farms, stone-wall property lines, and second-growth hardwood that took back the fields once farming stopped paying. It's genuinely pretty country. It just doesn't turn over the way undeveloped acreage does in a bigger, less-settled state. The tracts that would interest us tend to stay in the same family for decades rather than come up for sale. Zoning in a lot of Connecticut towns also works against large-lot land the way we sell it elsewhere, favoring subdivision minimums built around single-family building lots rather than raw, unsubdivided acreage held for its own sake. It's a fine place to own a house. It's a difficult place to build the kind of inventory we build in other states.

Payments are calculated on full amortization over terms up to 20 years; your exact term depends on the property price, and some contracts include a balloon payment, typically due after three years, when the remaining balance is refinanced or paid. Cash buyers receive 20% off, and any buyer who puts at least 20% down receives the same 20%. That is the largest discount we offer. Final terms are the ones in your signed documents.
