Land in Indiana
Indiana runs from flat, tilled farm country in the north down to rolling hardwood hills in the south, where the ground breaks toward the Ohio River and the Hoosier National Forest holds a stretch of it. It's quieter country than the interstates through it suggest, with small towns, working farms, and a lot of land that's never once been listed for sale. People who grew up here tend to know exactly which county they'd buy in if the right tract ever came up; people from further off usually don't, and that's fine too.
Most of the land that would interest us stays working (row crops in the north, timber and pasture in the south) and rarely gets carved into the size of recreational tract our buyers look for. Southern Indiana's hill country is the closest thing the state has to what we sell elsewhere, but it's also where the least of it ever changes hands.

Payments are calculated on full amortization over terms up to 20 years; your exact term depends on the property price, and some contracts include a balloon payment, typically due after three years, when the remaining balance is refinanced or paid. Cash buyers receive 20% off, and any buyer who puts at least 20% down receives the same 20%. That is the largest discount we offer. Final terms are the ones in your signed documents.
