Both counties are a long way from the interstate, which is either the whole appeal or a dealbreaker, depending on what you're after. Both are heavily forested, and a brook runs right through the Somerset County tracts, the kind of ground people buy as much for hunting and fishing as for building on, though what's actually allowed there comes down to state season and license rules, not us.

How Owner Financing Works in Maine

Every tract we sell is owner financed. No bank, no loan committee deciding whether you're the right kind of buyer.

Classic Country Land finances Maine land in-house. There is no credit check and no bank approval. The Basic plan starts at $999 down at a 10.99% annual percentage rate (APR). Payments are calculated on full amortization over terms up to 20 years; your exact term depends on the property price, and some contracts include a balloon payment, typically due after three years, when the remaining balance is refinanced or paid. Cash buyers receive 20% off, and any buyer who puts at least 20% down receives the same 20%. That is the largest discount we offer. Final terms are the ones in your signed documents.

Aroostook and Somerset Counties, deep inland timber country where the nearest town is a real drive. Distance is the discount up there; the ground itself is sound.
Does Maine land have power and water already run to it?
Not typically on our tracts. This is off-grid, north-woods country, so most owners plan on a well and either solar or a generator. Check the specific tract's page for what's already there before you assume anything.
Can I camp or put an RV on my Maine land?
Depends on the development. Each one carries its own recorded restrictions.
