About Maine
Maine's North Woods
Our Maine land sits well inland, up in the state's north woods rather than along the coast, which keeps it quieter, less crowded, and priced accordingly. It's forest country, small towns spaced well apart, and land you buy for the quiet as much as anything you'd build.
Aroostook and Somerset Counties
In Somerset County, outside the small town of Bingham, our tracts sit along a brook that runs through the property, with green forest in every direction, an easy off-grid setup for someone who wants to build slow. In Aroostook County, near the town of Mars Hill, our land is the kind people buy to put up a permanent home or hold as a vacation getaway, wrapped in the same green foliage.
Everything in Aroostook & Somerset Counties is spoken for right now. New tracts come up as we open them. The newsletter is the first to hear.
Both counties are a long way from the interstate, which is either the whole appeal or a dealbreaker, depending on what you're after. Both are heavily forested, and a brook runs right through the Somerset County tracts, the kind of ground people buy as much for hunting and fishing as for building on, though what's actually allowed there comes down to state season and license rules, not us.
How Owner Financing Works in Maine
Every tract we sell is owner financed. No bank, no loan committee deciding whether you're the right kind of buyer.
Classic Country Land finances Maine land in-house. There is no credit check and no bank approval. The Basic plan starts at $999 down at a 10.99% annual percentage rate (APR). Payments are calculated on full amortization over terms up to 20 years; your exact term depends on the property price, and some contracts include a balloon payment, typically due after three years, when the remaining balance is refinanced or paid. Cash buyers receive 20% off, and any buyer who puts at least 20% down receives the same 20%. That is the largest discount we offer. Final terms are the ones in your signed documents.
How it works, start to finish. We've been doing it this way for 27 years; BBB accredited since 2006.
Why Buy Land in Maine?
Most visitors stick to the coast, so the north woods sees far less traffic. Interior Maine is less crowded and less expensive than the coastal towns, and it's built for people who want distance, from neighbors, from traffic, from a homeowners' association telling them what to do with a brook running through their own property.
