Massachusetts is a small, densely built state, and most of that density sits east toward Boston. The land gets more rural and more wooded the further west you go, out toward the Berkshires, with hills, forest, and a slower pace than the coast.
Even the Berkshires don't run much like the raw, open acreage we sell elsewhere. Land out there is mostly small parcels tucked between ski towns, second-home developments, and conservation-held forest, priced accordingly. It's real countryside. It's just not the kind of undeveloped tract that sits available for very long, and when it does turn over, it's rarely at a size or price that fits what we build our inventory around. Cape Cod, further east, runs on the same logic for entirely different reasons: a coastline this popular simply doesn't produce raw acreage at any price most of our buyers would call reasonable.

Cash buyers receive 20% off, and any buyer who puts at least 20% down receives the same 20%. That is the largest discount we offer. Final terms are the ones in your signed documents.
