About Michigan
Michigan's Upper Peninsula
Our Michigan land sits in the Upper Peninsula, in Baraga County, with tall trees, thick undergrowth, and Lake Superior close enough that the lake shapes the weather. This is real distance-from-the-crowd country: two-lane roads, small towns, and a lot more forest than people.
Everything in Michigan's Upper Peninsula is spoken for right now. New tracts come up as we open them. The newsletter is the first to hear.
People buy up here for the quiet and the lake, not for a quick commute. If that trade doesn't work for you, it's worth knowing before you sign anything. That's the honest version.
Winters are real up here, with snow that stays on the ground for months, and roads that see a plow more than a stoplight. That's not a complaint; it's the reason the Upper Peninsula still feels like it did fifty years ago, while most of the country got louder and more crowded. Summers flip the other way: long daylight, cool nights even in the warm months, and a lake that never quite gives up its chill. Buyers who already know that trade tend to be the ones who stay happiest with the purchase five years on.
How Owner Financing Works in Michigan
Every tract we sell is owner financed. No bank, no loan committee deciding whether you're the right kind of buyer.
Classic Country Land finances Michigan land in-house. There is no credit check and no bank approval. The Basic plan starts at $999 down at a 10.99% annual percentage rate (APR). Payments are calculated on full amortization over terms up to 20 years; your exact term depends on the property price, and some contracts include a balloon payment, typically due after three years, when the remaining balance is refinanced or paid. Cash buyers receive 20% off, and any buyer who puts at least 20% down receives the same 20%. That is the largest discount we offer. Final terms are the ones in your signed documents.
How it works, start to finish. We've been doing it this way for 27 years; BBB accredited since 2006.
Why Buy Land in the Upper Peninsula?
The Upper Peninsula is Michigan's own quiet corner, with a lot of forest, a great lake on one side, and a slower pace than the rest of the state ever asks for. People buy here to hunt, to camp, or just to own a piece of it before it gets harder to find. It's also simply cheaper than land closer to the Lower Peninsula's cities, for the plain reason that fewer people are trying to buy it, a straightforward tradeoff, not a hidden one. It suits a buyer after acreage over amenities, someone comfortable with a longer drive to town in exchange for more woods and fewer neighbors.
