About Nevada

Nevada's High Desert Country

Nevada is desert from one border to the next, and the land we sell sits in the northern part of the state, along the Interstate 80 corridor. This is high desert, dry, open, and a long drive from a city, which is exactly why it's some of the more affordable acreage we offer. Utilities stop long before the property lines do. Buyers here budget for solar, a generator, and a water plan from day one. That's the honest trade for the price.

Elko County: Along the Interstate 80 Corridor

Elko County is in the northeastern corner of Nevada, strung along Interstate 80 between Winnemucca and the Utah line near Wendover. It's open range and high desert, with mountain country on the horizon and room between neighbors.

Right now that means Elko County in Elko County: one tract of 633.04 acres, at $184,900, about $1,897 a month.

People buy out here to hold ground while it's affordable, to camp under open sky, or to set up off-grid on their own timeline. If you need power at the road and a short drive to town, this isn't your section.

Humboldt County: Mountains and Open Desert

Humboldt County sits in the northwestern part of the state, home to the city of Winnemucca. The Jackson Mountains rise nearby, and the county reaches into part of the Black Rock Desert and Humboldt National Forest. It's a mix of open desert flats and mountain views, and like the rest of northern Nevada, it's largely undeveloped.

Everything in Humboldt County is spoken for right now. New tracts come up as we open them. The newsletter is the first to hear.

How Owner Financing Works in Nevada

Every tract we sell is owner financed. No bank, no loan committee deciding whether you're the right kind of buyer.

Classic Country Land finances Nevada land in-house. There is no credit check and no bank approval. The Basic plan starts at $999 down at a 10.99% annual percentage rate (APR). Payments are calculated on full amortization over terms up to 20 years; your exact term depends on the property price, and some contracts include a balloon payment, typically due after three years, when the remaining balance is refinanced or paid. Cash buyers receive 20% off, and any buyer who puts at least 20% down receives the same 20%. That is the largest discount we offer. Final terms are the ones in your signed documents.

How it works, start to finish. We've been doing it this way for 27 years; BBB accredited since 2006.

Why Buy Land in Nevada?

Nevada has no state income tax, and northern Nevada's high desert remains some of the more affordable land we sell, priced for what it is: remote, open, and a long way from the nearest neighbor.

Nevada Land Questions, Answered

How much does land cost in Nevada?
Our current Nevada tracts run from $184,900 to $184,900, with monthly payments starting around $1,897. Prices reflect how remote and off-grid the ground is. The further from town, the less it costs per acre.
Can you owner finance land in Nevada?
Yes. Owner financing is the only way Classic Country Land sells, and the terms work the same wherever we sell: a fixed down payment to start, a fixed monthly payment, no credit check, and no bank in the middle. The whole process, start to finish, is laid out on our owner-financing page.
Is Nevada land off-grid?
Mostly, yes. Northern Nevada acreage is grid-free almost without exception. The setup is solar plus a generator and a hauled or drilled water supply. It's real work, and it's exactly what our buyers out here sign up for.
Can I put an RV or build a cabin on my Nevada land?
Depends on the development. Each one carries its own recorded restrictions. Plenty of our land welcomes recreational camping and RV parking while you’re getting to know it before you build, but some developments limit or prohibit it. Check the specific development’s page for what’s allowed on that tract, or call us and we’ll tell you plainly.
Where in Nevada do you have land?
Elko County and Humboldt County, both in the northern part of the state along the Interstate 80 corridor. Availability shifts as tracts sell, so the current list is always the one above, not this paragraph.
Can I buy Nevada land without seeing it first?
Plenty of our buyers do. We publish full photo sets, surveys, and exact coordinates on our tract pages, so you can walk the boundary on a satellite map before you spend a dollar. And if you’d rather see it in person first, the directions are right there too.
