About New York

Land in New York

New York is a state of extremes, with one of the densest cities in the world at one end and genuine farm and forest country upstate at the other. But even upstate, land tends to be tied up in working farms, established timber holdings, and small towns that have owned the same parcels for generations. What surfaces for sale is mostly small village-edge parcels priced as building sites, a different market from the raw acreage we deal in.

None of that is a knock on New York. It's just a mismatch between what we sell and what the state actually produces. Owner-financed raw acreage needs a supply of large, undeveloped tracts to draw from, and a state this thoroughly settled simply isn't generating that supply, upstate or otherwise.

How Owner Financing Works

Every tract we sell, in any state, is owner financed. No bank, no loan committee deciding whether you're the right kind of buyer.

Classic Country Land finances land in-house. There is no credit check and no bank approval. The Basic plan starts at $999 down at a 10.99% annual percentage rate (APR). Payments are calculated on full amortization over terms up to 20 years; your exact term depends on the property price, and some contracts include a balloon payment, typically due after three years, when the remaining balance is refinanced or paid. Cash buyers receive 20% off, and any buyer who puts at least 20% down receives the same 20%. That is the largest discount we offer. Final terms are the ones in your signed documents.

Why We Don't Have New York Land Yet

The acreage we build our business on is large, raw, and inexpensive by the standards of anywhere within a day's drive of a major metro. And New York, upstate included, doesn't have much ground left that fits that description. Population density pushes even the rural counties toward smaller parcels priced like real estate rather than like open land. A genuine fit would get listed here the moment it turned up, not held back for a better market.

Nowhere in New England or the mid-Atlantic itself. Our nearest active listings are in Kentucky and Tennessee, a real drive from New York but real, owner-financed acreage once you're there.
