About Oregon
Land in Oregon
The Cascade Range splits Oregon into two different states in one. West of the mountains is wet and green, with forest, valley farmland, and the coast. East of the Cascades the rain shadow takes over and the land turns to high desert: dry, open, sagebrush country that runs on toward the Nevada and California state lines without much changing character along the way.
Buyers who look at Oregon land are usually after that eastern high-desert character specifically. Wide open ground, room to be off-grid, and a price that reflects how remote it is rather than how little there is to work with. It's the same trade that draws people to the high desert on the other side of the state lines. The down payment on our Basic plan doesn't move depending on which corner of Oregon a future tract sits in. That floor holds everywhere we sell, not just here.
Oregon Inventory, Right Now
We don't have Oregon tracts listed right now. When that changes, it'll show up here first. In the meantime, we have real acreage available today in California and Arizona, owner financed the same way, with full photos, surveys, and coordinates on every tract.

Land Near Oregon
California and Arizona both border Oregon's high-desert country and have owner-financed tracts listed today. Nevada sits directly south and east, and its own high desert is really the same landscape continuing across the line; California's border runs along Oregon's southern edge too, with the same dry, open ground on its side. Either one is worth a look while Oregon inventory is between listings.
How Owner Financing Works
Every tract we sell is owner financed. No bank, no loan committee deciding whether you're the right kind of buyer.
We hold every note ourselves, in-house, in every state we sell in. Oregon would be no different. There is no credit check and no bank approval. The Basic plan starts at $999 down at a 10.99% annual percentage rate (APR). Payments are calculated on full amortization over terms up to 20 years; your exact term depends on the property price, and some contracts include a balloon payment, typically due after three years, when the remaining balance is refinanced or paid. Cash buyers receive 20% off, and any buyer who puts at least 20% down receives the same 20%. That is the largest discount we offer. Final terms are the ones in your signed documents.
How it works, start to finish. We've been doing it this way for 27 years; BBB accredited since 2006.
Why Buy Land in Oregon?
Oregon's high desert runs the same wide-open, off-grid character as the country just across the state line, without giving up the Cascades and the coast a few hours west. It's a state where you can hold remote, inexpensive acreage and still be within a day's drive of real mountains and real ocean, which is a harder combination to find than the high desert alone. Financing terms won't change once Oregon inventory opens. Same down payment floor, same no-bank, no-credit-check structure we run in every other state.
