Rhode Island packs Narragansett Bay, a working coastline, and a dense ring of small cities into the smallest footprint of any state in the country. There's genuinely very little undeveloped ground left inside its borders. Most of what would count as open land already sits inside a town's zoning envelope, subdivided or headed that way, rather than sitting as a raw, unbroken tract.

That's no criticism of Rhode Island. A state this compact and this fully built simply holds very little of the undeveloped ground our product needs, however carefully we look.

Classic Country Land finances land in-house. There is no credit check and no bank approval. The Basic plan starts at $999 down at a 10.99% annual percentage rate (APR). Payments are calculated on full amortization over terms up to 20 years; your exact term depends on the property price, and some contracts include a balloon payment, typically due after three years, when the remaining balance is refinanced or paid. Cash buyers receive 20% off, and any buyer who puts at least 20% down receives the same 20%. That is the largest discount we offer. Final terms are the ones in your signed documents.

How it works, start to finish. We've been doing it this way for 27 years; BBB accredited since 2006.

Why We Don't Have Rhode Island Land Yet

Our inventory model runs on large, unsubdivided tracts priced well below what a comparable acre costs near a major city. And Rhode Island, being both tiny and thoroughly built out, just doesn't generate ground shaped like that. There's no waiting list or hidden supply we're sitting on; the market itself rarely produces the kind of parcel we'd sell, and we're not going to invent one for the sake of having a page to show.

None inside New England itself. The nearest states where we're actually stocked are Kentucky and Tennessee, well south of Rhode Island but real, current listings.
