The coast and Lowcountry are marsh, barrier islands, and old plantation ground; inland, the state rises through the Piedmont toward the Blue Ridge foothills in the far northwest corner. Between the two sits the Sandhills, a sandy, pine-covered belt that's neither coastal nor mountain, its own distinct middle ground. That range, from tidal marsh to foothill elevation inside one state, is unusual for a state this size, and it means the right kind of tract depends a lot on which third of South Carolina you're picturing.

Coastal growth has pushed inland for years now, and the Upstate around Greenville has its own separate boom pulling land prices up from the mountain side too. That combination squeezes the state's raw acreage from both directions at once, which is a real part of why we haven't built South Carolina inventory yet.

Cash buyers receive 20% off, and any buyer who puts at least 20% down receives the same 20%. That is the largest discount we offer. Final terms are the ones in your signed documents.
