Vermont is small, rural, and mostly forest and mountain. The Green Mountains run down the length of the state, and dairy farms and maple stands fill in a lot of the rest. It's about as far from a big-city land market as New England gets, which is exactly why people look here in the first place.

Payments are calculated on full amortization over terms up to 20 years; your exact term depends on the property price, and some contracts include a balloon payment, typically due after three years, when the remaining balance is refinanced or paid. Cash buyers receive 20% off, and any buyer who puts at least 20% down receives the same 20%. That is the largest discount we offer. Final terms are the ones in your signed documents.

Why Buy Rural Land Near New England?

Vermont's land prices track how close a property sits to a ski town or a lake more than almost anything else. Get away from both, into a state further from New England where we're actually stocked, and the price drops for reasons that have nothing to do with the quality of the ground.

Most of what we hear from Vermont-curious buyers is a camp, a maple-sugaring hobby, or land meant to sit and be paid down slowly, none of which needs a bank's calendar.
