Heritage Bend and Wildwood: Wooded Ridges Southeast of Branson
Heritage Bend lies a short drive southeast of Branson on ground carried mostly in dense timber, with a gentle rise and fall to the land and a scattering of open meadows breaking up the tree cover.
Wildwood sits a little closer to town along that same southeastern stretch, wooded in much the same way, with a similar easy roll to the terrain rather than anything steep.
Close to Bull Shoals Lake
Both developments sit within reach of Bull Shoals Lake, where the public beaches, boat ramps, and marinas keep the water busy all season with swimming, tubing, wakeboarding, and jet-skiing alongside the more patient pursuits of fishing and boating. Anglers work the lake for largemouth and smallmouth bass, walleye, trout, white bass, bluegill, and catfish, and there's a run of hiking trail along the shoreline for anyone who'd rather stay on foot.
The Bull Shoals Dam and the Bull Shoals Caverns give the area a couple of built-in day trips beyond the water itself, and Branson's restaurants and shows are close enough for an evening out without giving up the quiet of a wooded tract during the day.
How Owner Financing Works in Taney County
Every tract we sell here is owner financed. No bank, no loan committee deciding whether you're the right kind of buyer.
Classic Country Land finances Taney County land in-house. There is no credit check and no bank approval. The Basic plan starts at $999 down at a 10.99% annual percentage rate (APR). Payments are calculated on full amortization over terms up to 20 years; your exact term depends on the property price, and some contracts include a balloon payment, typically due after three years, when the remaining balance is refinanced or paid. Cash buyers receive 20% off, and any buyer who puts at least 20% down receives the same 20%. That is the largest discount we offer. Final terms are the ones in your signed documents.
Taney County is one stop on a much bigger Missouri map, and if owner financing is new to you, here's how the whole process works, start to finish. We've financed land this way for 27 years, BBB accredited since 2006.
